The sustainable
regeneration of cities

Sustainability, intermodality and the engagement of stakeholders are among the key pillars of the urban regeneration projects carried out by the Urban Pole companies to contribute to the realization of increasingly green, smart and people-friendly cities.

With the 2022-2031 Business Plan, Ferrovie dello Stato Italiane Group has divided its organization into four business poles: Passengers, Logistics, Infrastructure and Urban. Lead company of the Urban Pole is FS Sistemi Urbani, whose mission is to enhance the urban regeneration potential of the Group’s real estate assets through intermodal and first- and last-mile logistics solutions in city areas.

The investments and strategic priorities

The investment will be 1.5 billion euros, aimed at regenerating about 24 million sqm of land in areas bordering roads and railways, which could be used from a greener standpoint to produce clean energy, create new plantings, and create green corridors and bike paths. 

This is complemented by the integrated management of the Group’s parking lots, which will be increased from 84 to 250, thus coming to manage 20,000 more parking spaces with an increasing presence of electric charging points; the development of centers of excellence to offer turnkey services to medium and small cities – those with between 100,000 and 400,000 inhabitants – to design, build, finance and manage infrastructure for sustainable urban mobility; and the launch of partnerships with different operators for the construction and management of assets.

Goals and Strategy


FS Sistemi Urbani is the lead company of the new Urban Pole of the Italian FS Group, established with the launch of the 2022-2031 Business Plan.

Topics of the company’s expertise are urban regeneration, including with its subsidiary Metropark, and first- and last-mile logistics.

FS Sistemi Urbani aims to enhance areas that are no longer functional for railway operations and return them to citizens, who will thus benefit from new services and places of aggregation without consuming additional land.

Fundamental pillars on which the company’s activities are based are environmental, social and economic sustainability, urban mobility, stakeholder involvement and the creation of public and private spaces to improve the well-being of citizens.
